Are there any good investments in Phoenix Real Estate?
Of course there are, there are plenty of investment opportunities in the Phoenix Real Estate Market and especially right now. There are hundreds of Phoenix Foreclosures that are being bought day in and day out at very low prices. Some of these homes have work to be done and some have minor work to be done. Overall you are getting these Phoenix homes at very low prices especially in today’s real estate market.
Phoenix Foreclosures or Bank Owned properties compared to buying these homes at trustee sales, are you getting a better deal? Well that’s tough to answer, sometimes the original seller will try to sell the home for a lot more then the home value. The property will end up going to the trustee sale for even a lower price, but most times when the property goes back to the bank it will be listed for even a lesser price.
There are some Investors in Phoenix and out of state that will come to the trustee sales buy properties in bulk. Then either wholesale them at 8-10k more than what they paid or rent them out and make their money back in 6-8 years.
For Example, if you buy a home at the trustee sale for $50,000, Rent it out for $800.00 / month, subtract insurance and management fees, you net $550-$600 your possible payoff will be in 7 years and will then have an investment paying you in the positive for the remainder of how long you hold on to the property. The home you purchased then will probably be worth a lot more then when you picked it up, so then you will have a positive cash on cash return on your investment.
The Flix n Flip – A Property bought at a very low price, fixed up and then Sold for a profit.
Real Estate Investors are buying Phoenix homes again, now since they are at low prices and flipping these homes. There are some snags having to do with FHA Financing, like the 90 day flip rule, but there is a solution for that. If you have 2 appraisals done and an FHA Inspection, you can sell your flip within that 90 days.
